Full Property Management Service from just $35 + GST per week

Our management fees are tailored to your specific property characteristics and circumstances. 


 We base our fees on your property’s size, condition, location, rent, and the number of properties we manage for you. This allows us to create a pricing plan that suits your situation. Because every landlord is different, we provide a personalised management service designed to maximise your returns and make the entire process smooth and stress-free. 


Our full management service includes:


  • Rental appraisal - We provide advice on current market conditions and rental rates. We can provide you with an accurate rental appraisal. 


  • Property photography - We take quality photos of your property (if not available)

 

  • Marketing your property - We organise an online advertising campaign for your property on Trade Me Property - Premium Listing (costs may apply), social media, and a free listing on our website


  • Open homes and viewings 6 days a week - We hold open homes and private viewings 6 days a week (yes, weekend too) to find the right tenant within the shortest period of time possible. 


  • Finding suitable tenants - Our find a tenant service includes meeting prospective tenants at open homes, interviewing and screening - using the latest technology to perform comprehensive background, credit and reference checks. (costs may apply)


  • Preparing and signing of residential tenancy agreement -  The completion of all documentation, including the residential tenancy agreement and bond form. We also provide guidance for Healthy Homes compliance and help with completing the required healthy homes compliance statement.

 

  • Bond lodging - Formal lodgement of bond money with Tenancy Services.


  • Income collection and reporting - Your rental income is secure in our Audited Trust Account. Owners are paid monthly and financial statements are provided. If a tenant is one day late with the rent payment it constitutes a breach of the tenancy agreement. Our strict zero tolerance for rent arrears is monitored daily. Efficient recording of rent income/payments, experience with tenancy legislation and our proactive systems in place will safeguard your investment. 


  • Property maintenance - We arrange repairs and provide advice and assistance. 


  • Inspections - We perform thorough inspections of your property, including an initial (entry) inspection with the new tenant, regular (quarterly) follow-up inspections  and a final (exit) inspection. (costs may apply)


  • Yearly rent reviews - We provide ongoing advice on market conditions and rental rates. 


  • Resolving disputes - In case of a dispute, our property managers conduct dispute resolution on your behalf. We can help with mediation & tribunal representation if required. 


Our management fee is all inclusive.

All of the above services are included in our management fee.


We do not charge you extra for admin, coordinating repairs and maintenance, invoice payments, disbursements, financial statements, dispute resolution and tribunal hearings, or any other services.

  • A very competitive Management Fee starting from $35 + GST per week.


  • Inspections  - $65 + GST per inspection (every 3 months, usual requirement for insurance policies). First inspection and the original condition report are free of charge. *** Inspections can be included with your chosen management package.


  • No Letting Fee - $0 (other agencies charge one week's rent) You only pay for advertising and tenant checks when you partner with us.


  • 3 Week Premium Listing on Trade Me - $155 + GST (this is our Trade Me special partner rate, and it is not available to private landlords). 


  • Comprehensive Tenant Background and Credit Checks using the latest technology provided to our office for being an Elite Partner with tenancy.co.nz - $35 + GST for each shortlisted applicant.


NOTE: The management fee is usually tax deductible.  We provide monthly and annual financial statements for your convenience.
