Our Property Managers are experienced and knowledgeable of the Residential Tenancy Act. We are always available to answer any questions you may have. We will attend to maintenance or repair issues and organise a tradesperson in a timely manner. Any emergencies during and after business hours will be attended to immediately.
We ensure you have a safe and healthy home, and you are happy living there.
Before the tenancy starts, an initial (entry) inspection of the property and the chattel list will have been completed. At the start of your tenancy and throughout, you are required by law to report any problems and maintenance/repair issues. Once you become aware of a problem, please let us know immediately. The sooner the better to avoid any further damage. During your tenancy we will conduct 3 monthly inspections to make sure the property is maintained to a good standard. This is also a good time to report any problems and maintenance issues. We recommended to all our tenants to organise insurance to cover their personal belongings and any damage you or your guests may cause to the property. The landlord/ owner is responsible with insuring the property, but not your personal belongings/ contents.

Before the tenancy starts we'll provide you with a copy of your Tenancy Agreement and a Healthy Homes Compliance Statement. Please keep your tenancy documents in a safe place, as all the terms and conditions of your tenancy are explained in these documents. Please read these to know your rights and obligations as a tenant. Your Bond money is lodged with Tenancy Services and held in trust at the MBIE Bond Centre in Wellington until your tenancy comes to an end and bond is refunded to you.
